It’s Time To Start Enjoying Your Home

Poor layout, small cramped spaces, and outdated finishes can make daily life difficult. Sometimes we buy a starter home when life is starting out, and need more home as time goes on and we expand our family. But what if we love the community where we live? This conundrum creates the need for a whole-home renovation, and perhaps an addition. Light Box Homes can help you achieve that goal.

When Does An Addition Become Necessary?

If your home does not have the available square footage to make the changes you desire in the layout or use, an addition may be the best option for your needs. Smaller homes plus homes without basements are two examples of homes that may require an addition, and there are four general types of additions:

Ugh…This Sounds Expensive.

A whole house renovation, even one with an addition, is a six-figure investment, but on the bright side, once it’s done…It’s done! You have a beautiful new home. And it will more than likely boost the value of your home far beyond what you’ve invested, meaning you can usually refinance the house once the renovation is complete, folding the investment into a new home loan.

Light Box Homes is a specialist in comprehensive home renovation projects, having completed dozens and dozens of such projects on older homes across the metro area. In fact, when we flip houses, we look for the most distressed, ugly, broken homes possible because we know we have the skills and team necessary to breathe new life into those homes. We love nothing more than modernizing old homes so they can serve new families for decades to come!

The Light Box Homes Renovation Process

How we walk you from renovation dream to lived reality

Our process starts with the core value of educating each potential client so they are better informed then when they first reached out to us. Also, we take a limited number of projects at any given time because we want to deliver on our promises for each and every client. In service of these goals, we have structured an onboarding process that helps you get clear on your goals and decide if Light Box Homes is truly the right fit for you.

When you are ready, we can schedule the renovation consultation with our lead designer and project manager, Lena Saldivia. During this 1-2 hour meeting, Lena will ‘walk your project’ on-site with you, take measurements, and help further narrow down the scope of work so she can produce a detailed estimate. There is a small charge for this meeting that will be credited back to you if you decide to tap Light Box Homes for the project.

5

Approve The Estimate

You’ll receive your estimate approximately a week after your consultation, and we welcome your questions, concerns and modifications as you decide whether to move forward with Light Box Homes or not. Whole House Remodel Frequently Asked Questions

Planning a whole home remodel can be an exciting but complex journey. We’ve compiled a list of frequently asked questions to help you navigate through the process and achieve your dream home.

  • One-and-done renovation
  • Double or triple your home’s available living space
  • Increase your home’s value
  • Stay in the neighborhood you love

Depending on square footage, planned use and existing conditions, a whole-house renovation and addition starts at $100k, with projects in need of an addition starting around $150k.

Due to the comprehensive nature of this type of major renovation, yes, permits are a requirement, along with the necessary documents to pull them, such as survey, site plan, structural plan and any entitlements (e.g. a setback variance).

A longer-than-average design and permitting process extends the project timeline, but you can live in the house during those two phases, while actual construction typically takes 4-8 months to complete.

  • ADU Apartment for family or cash flow
  • Exterior home office you can write off your taxes
  • Master suite additions
  • Pop top for doubling square footage

Yes, you will need to acquire a rental to live in during the construction phase of a major whole house renovation. Our sister company Light Box Invests actually owns a furnished rental in Decatur that is perfect for such uses, and we can build the rent into your estimate.

It starts with a phone call where we ask you basic questions about your needs and uses for the home, and then during the design consultation we dig further into whether an addition is necessary or if the existing space can be reworked to suit.

It’s important to choose a whole house contractor with a deep history of successfully completed whole-house projects and additions, especially in the municipality in which you live, because the contractor’s familiarity with that permitting jurisdiction will make a huge difference in how fast the contractor can pull permits.
